What is compartmentation?

Compartmentation divides a building into fire-resisting compartments using walls and floors designed to hold back fire and smoke for a set period. It is what makes 'stay put' and phased evacuation strategies safe.

Why does fire stopping fail?

Compartmentation is most often breached by later works — new cables, pipes or maintenance that pass through a fire barrier without being properly sealed. These breaches usually hide above ceilings and inside risers, invisible during a routine walk-round.

What should landlords do?

Commission a compartmentation survey to locate breaches, then reinstate fire stopping using third-party tested systems, documented photographically. Under the Building Safety Act 2022, maintaining this 'golden thread' of information is increasingly a legal expectation.
